  Just an awful estate agent. My real issue came when we left the property. It took six weeks before we heard anything off Let & Go about our deposit, and even then it was "Sorry, you'll have to start proceedings yourselves" - fine, but they could have told us sooner as we were unsure what to do. Then, we found out that Let and Go had done the checking out report themselves, when the check in report was done by an external impartial third party ... no wonder they 'recommended' that we lose a significant portion of our deposit (which I might add, upon review by the tenancy dispute service we got back almost in full). The conditions that they require you leave the flat in after tenancy are frankly ridiculous (e.g. all shower heads must be left in a bucket of cleaning solution ... oh right I'll just go and buy a bucket shall I and leave it there?) ... and the tenancy dispute service pointed out that legally a lot of the requirements weren't legal such as stipulating that we must get the place professionally cleaned! During the tenancy they were fairly unresponsive, and the lady who runs the business was often very rude in her dealings with us. We were required to sign a new contract every six months (this was our choice - not a stipulation from the Estate agent) but on most occasions the fees had increased. To be fair we were warned about this, but it was hard to see what extra service we were getting, and very hard to understand how they had to increase their costs so frequently. I would avoid these estate agents at all costs and chose a more established estate agent in the area, or risk getting stung.
